AGORA and Kaufman & Broad sign the first residential project in Belvie, the new neighborhood in Belval Sud.
Kaufman & Broad and Luxembourg developer AGORA have signed a compromis de vente for the construction of a 33-apartment program in the Belval Sud district, recently renamed Belvie, in the municipality of Sanem in the Grand Duchy of Luxembourg. This agreement marks a new stage in the development of Belval, and confirms the growing attractiveness of this rapidly changing area .
Designed as a sustainable residential district, Belvie gives a central place to nature and to green spaces, with over 50% of its surface area dedicated to public spaces and landscaped areas. The project is a continuation of the exemplary de Belval redevelopment, reconciling environmental quality, a mix of urban functions and a peaceful living environment. Ecological continuity is preserved, and the development encourages the use of soft mobility, with the aim of creating a city that is more sober and more pleasant to live in.
The program led by Kaufman & Broad will be developed on Lot 8 of Belval Sud. It includes the construction of 33 apartments for first-time buyers, with an average surface area of 70 m². The 3,400 m² building complex will be complemented by 33 parking spaces integrated into a Mobility Hub, contributing to more rational car management and better urban integration of uses.
When completed, Belvie will include 684 homes, local services, shops, amenities, educational facilities and leisure areas. The district will develop in the heart of a setting where nature structures the urban project, in the immediate vicinity of the preserved historic blast furnaces and the Belval Plaza shopping center. Belval as a whole is aiming for up to 10,000 residents by 2030, and already benefits from high-performance infrastructures, including a free public transport network. This will be further strengthened at by 2035 with the arrival of a tramway line directly linking Luxembourg-City, reinforcing the sustainable accessibility and attractiveness of the area.
For Kaufman & Broad, this project takes on a special strategic dimension. As Sylvère Hamel, Managing Director of Kaufman & Broad, points out, the launch of this project marks the Group’s first presence in the Grand Duchy of Luxembourg, a market characterized by significant housing needs. The company says it is “delighted” to be partnering with AGORA, the developer in charge of the transformation of Belval, for this first project.
For AGORA, this signature is seen as a strong signal in favor of the Belvie project and of the Luxembourg market. Marie-Josée Vidal, Chairman of AGORA’s Management Board , and Bruno Théret, Vice-Chairman of the Management Board, say they are ” particularly proud” to welcome Kaufman & Broad to this first joint venture. They point out that Belvie, the last major district of Belval, has a clear ambition: to develop a sustainable, family-friendly, green residential district, perfectly accessible by public transport, offering a high quality of life and a wide range of residential options. The arrival of a major player such as Kaufman & Broad is seen as confirmation of the relevance of the vision for this new district.
Beyond this operation, this partnership illustrates the dynamics at work in Belval and AGORA’s ability to attract major real estate players to an ambitious urban project, based on the reconversion of brownfield sites, the creation of lively neighborhoods and the search for a balance between development, environment and quality of life.
