MIPIM 2026: AGORA launches Belvie, the latest major district of Belval
On the occasion of MIPIM 2026, AGORA brought together its partners and guests in Cannes for an evening under the banner of a new stage for its territories.
At the heart of the discussions: the launch of Belvie, the last major district of Belval, but also the new AGORA structure, social innovation, the housing cooperative, dedicated employee housing and the progress of the Metzeschmelz project.
AGORA has presented 2026 as the year in which Belval Sud will be launched on the market, with a highlight at MIPIM, as part of a new strategic step to all the sites.
At the event, presidents Bruno Théret and Marie-Josée Vidal recalled AGORA’s mission: to transform former industrial sites into lively, sustainable and desirable neighborhoods, by using a partnership approach involving public and private players.
Belvie: a new page for Belval
The highlight of the evening, Belvie, was the opening of a new phase for Belval. Conceived as the last major district of Belval, this project has a strong residential ambition: to offer a complete, attractive district deeply rooted in the contemporary expectations of residents and real estate operators alike. AGORA describes Belvie as the “last piece of the puzzle” in Belval, with the real estate market launch in 2026.
Belvie has been designed as a lifestyle district in its own right at , with a focus on families, while remaining connected to the urban energy of Belval. In close proximity to the Um Belval park, the Lycée Bel-Val and an existing elementary school (Kannercampus), is designed to combine controlled density, quality of use, a peaceful setting and a diversity of housing types. The contents of AGORA present Belvie as a green, quiet, family-friendly neighborhood, with varied typologies, green spaces, playgrounds and a mix of functions.
In this vision, city and nature don’t clash: they complement each other. Quieter streets, landscaped breathing space, diversified housing, local services and quality public spaces make up a clear promise: to offer a place where people don’t just come to to buy or invest, but where they plan to live.
A response to new market expectations
In Cannes, discussions confirmed the renewed interest in Belvie. Real estate professionals, investors and partners praised the project’s clarity, its urban coherence and the quality of its positioning. This reception reinforces AGORA’s conviction that, in a market in search of benchmarks, projects capable of combining vision, quality of life and feasibility are becoming more attractive. AGORA’s position at MIPIM 2026 was precisely to present the latest Belval district, its programming and timetable, and how to access the land.

Social innovation at the heart of the project
The evening also served as a reminder that Belvie’s ambition is not limited to its urban programming. The district also has a strong social innovation dimension. It’s in this spirit that AGORA is developing concrete initiatives, including the housing cooperative and plans for a dedicated housing lot. AGORA recently announced that CO-OP 01 has reached a new milestone, before entering the architectural design phase at phase APS.
Through these initiatives, AGORA aims to contribute to a city that is more inclusive, more affordable and more attentive to the plurality of residential paths. In this way, Belvie is becoming a concrete testing ground for new, more collective, more flexible and more sustainable ways of living. .
Marie-Josée Vidal reminded us of this in her speech

Metzeschmelz: the future on the move
In addition to Belvie, AGORA has also put the progress of Metzeschmelz, the second major pillar of its action, into perspective. The project continues to progress with demolition work, studies linked to housing and urban planning, in a logic of gradual transformation, controlled and attentive to the site’s identity.
This development reflects the continuity of AGORA’s mission: to create sustainable, connected neighborhoods rooted in their local area from brownfield sites , by combining innovation, urban quality and public interest. In its institutional content, AGORA promotes an approach based on the responsible transformation of brownfield sites, the creation of communities and the co-construction of urban projects.
